Wooded lot in Ansonia residential area sold for $1.15M

A real estate investment firm has purchased two properties totaling nearly 30 acres of undeveloped land at 64-78 Pulaski Highway in Ansonia for more than $1.1 million. 

The 27-acre wooded lot was purchased by Ansonia Orchard LLC, an affiliate of Manhattan-based Fortitude Capital LLC, for $1.15 million, according to city records.

The properties had been owned for more than four decades by Peter Overchuk and family.

The land at 64 Pulaski Highway is 25 acres with a total appraised value of almost $350,000, and the remaining 2 acres at 78 Pulaski Highway is appraised at $111,300, according to property records.

The property is zoned residential, and sits in between Pulaski Highway, Coe Lane, Farrel Drive and Fitzpatrick Road, which are residential streets with single-family homes.

City officials said there have been no applications submitted for development of the property. 

Fred A. Messore, senior vice president of Colonial Properties, was the broker for the sellers, who were also represented by Attorney Kevin J. Curseaden and Attorney Joy Topazian Moore with Curseaden & Moore LLC. The buyer was represented by Attorney Michael Hanna with Day Pitney LLP.
