Massachusetts commercial landlord Winstanley Enterprises LLC has received a $33.75 million credit line to finance its purchase and impending renovation of the 325-acre former Hallmark Greeting Cards industrial campus shuttered since last summer, its lender says.
Citizens Bank says its commercial-lending group is lead arranger and administrative agent for the credit facility to Winstanley's WE 25 Bacon Road LLC to finance the acquisition and makeover of the 1 million-square-foot, three-building industrial/warehouse campus opened in 1981 at 25 Bacon Road.
Citizens is one of Winstanley's long-standing lenders, said Adam Winstanley, principal in the family run realty developer based in Concord, Mass.
Last August, The Journal Inquirer reported that Winstanley officials, after paying $12 million for the property, bared plans for two then-unidentified companies — at least one of which is on the Fortune 500 list — to occupy a big warehouse on the property, creating about 90 jobs.
Last June, Missouri-based Hallmark closed its Enfield facility, idling some 570 jobs.
Winstanley followed up with its purchase of the Hallmark campus, and recently purchased the Lego campus from a Boston developer.
$1.4M Enfield listing
A vacant Enfield industrial property is on the market with a $1.4 million sale price, brokers say.
The property at 21 Manning Road has a 57,361-square-foot industrial building on 12.79 acres. Built in 1968, the building has four docks, one drive-in door, 5,600 square feet of office space and parking for 64 vehicles, according to listing broker Sentry Commercial.
The site formerly housed AB Container.
Simsbury office sold
A mixed-use Simsbury property at 730 Hopmeadow St. sold recently for $750,000, brokers say.
Grad Bros. LLC was the Connecticut buyer.
Darlar LLC, which owned it for 14 ½ years, was the seller.
The property contains about 8,500 square feet of office and retail. It is fully leased to tenants including Sarah's Nail Studio, Hear Again, Allstate Insurance and Kidz Kutz.
Rocky Hill retail tenant
Tavern On 3 has leased 3,250 square feet in Rocky Hill's Cold Spring retail plaza to open a pub-restaurant this summer.
Landlord Cold Spring LLC owns the retail center at 950 Cromwell Ave./Route 3, according to broker Reno Properties Group LLC.
Tavern On 3 will offer a bar, dining room and outdoor patio, where it will serve patrons beers, ales, spirits and food.
Other plaza tenants include DeNovellis Restaurant and Patty Cakes Bakery.
Rocky Hill space to let
A freestanding Rocky Hill professional office-retail building has a combined 3,900 square feet of space available, brokers say.
At 2324 Silas Deane Highway, a 1,400-square-foot ground-floor retail suite is available for lease, according to listing broker Reno Properties Group LLC.
Upstairs, a 2,500-square-foot professional-office suite is available, Reno said.
The asked rent for both is $16 a square foot, triple-net.
