A 530,000-square-foot warehouse in Windsor that hosts a Target distribution facility has sold for $93.5 million, according to recently recorded land records.
In a deed recorded March 19, a limited liability company tied to Missouri-based Northpoint Development sold the warehouse on 93.8 acres at 500 Groton Road to another Northpoint-affiliated LLC.
Northpoint has not responded to requests for comment.
The transaction appears to be more than a simple ownership restructuring. The buying entity paid $1.17 million in state real estate conveyance taxes, along with $233,750 to the Town of Windsor.
The buyer, NP Great Pond Commerce Center LLC, used the property to secure up to $75.9 million in credit for loans and advances from Kansas City-based UMB Bank, according to a mortgage recorded April 14.
The property last traded in 2023, when a Northpoint-affiliated LLC paid $43.5 million for what was then a nearly completed development.
At that time, town officials said Target had already agreed to lease the facility as a refrigerated warehouse.
