A Windsor-based development partnership is seeking town approvals for a 192-apartment project in the north of the town.
Poquonock Commons LLC already received town approval for a 296-unit mix of houses, condos and apartments at 1857 Poquonock Ave. several years ago, according to Town Planner Eric Barz. The partners behind the limited liability company have already developed 42 townhome condos and 62 single-family houses, Barz said.
Now, Poquonock Commons wants to push ahead with 192 apartments, Barz said. The only problem is the original approval – which he believes was granted in 2013 – has run out. Poquonock Commons needs the Planning and Zoning Commission to reapprove its plans, Barz said. The request is on the commission’s March 8 agenda.
Barz said the commission’s review will be limited to whether the proposal still meets land-use regulations, “which haven’t changed.” According to Barz, the developer plans to move forward promptly with construction.
Efforts to reach a representative for Poquonock Commons, and its principals, were unsuccessful.
Windsor-based Poquonock Commons is a limited liability company listing Full Circle Group LLC. and CK Construction LLC — both of Windsor — as principals.
Full Circle’s principals include: Mark, Laura and Bradley Ferraina, as well as Bentley Ford Ferraina, of Windsor, according to state business records.
CK Construction LLC lists an address in the Poquonock section of town, with Ben Caruso and Paul Kula of Windsor as principals.
Poquonock Commons bought 65.7 acres at 1857 Poquonock Ave. for $2.2 million in 2012, according to town land records. It paid $300,000 for property of eight-tenths of an acre at 1847 Poquonock Ave. in 2015.
