A 221,070-square-foot office building in Wilton Corporate Park has sold for $24.8 million, according to brokers representing the seller.
Melrose Pfeiffer Holding LLC, an affiliate of New Jersey-based Melrose Solomon Enterprises LLC, purchased the two-story building at 50 Danbury Road, CBRE said.
Melrose Solomon Enterprises invests in office, retail and industrial properties across the Midwest, Mid-Atlantic and Southeast. The Wilton acquisition marks the firm’s first office purchase in Connecticut, according to CBRE brokers Jeff Dunne, Steve Bardsley and Travis Langer.
The sellers are Wilton 50 Danbury Owner LLC and an entity managed by Taconic Capital Advisors, according to the brokers and property records. Wilton-50 Danbury Road Owner LLC is controlled by Wilton-Danbury Road Holdings LLC.
The office building is 84% leased and anchored by AIG, ASML and Hartford HealthCare. Amenities include a fitness center, auditorium conference center, garage parking and access to a picnic area.
Bardsley said the building’s roster of creditworthy tenants gives Melrose Pfeiffer reliable rental income while it works to lease the remaining vacancies.
The building, which was erected in 1961 and sits on 1 acre, is appraised at $31 million and assessed at 21.8 million.
Wilton Corporate Park, which covers 33 acres, is comprised of three other office buildings at 40, 60 and 64 Danbury Road that together contain about another 160,000 square feet of office space.
