Wethersfield office tower, E. Hartford buildings sold

An empty, four-story office building at 1290 Silas Deane Highway in Wethersfield has sold for $2 million, realty sources say.

JMM Properties LLC bought the 39-year-old glass-and-brick building, last updated in 1996, from 1290 Realty LLC.

The new owner will completely renovate the 90,000-square-foot building, including a new roof, heating, ventilation and air conditioning system, windows, common areas, elevators and landscaping, to restore it to Class A status, authorities say.

Rocky Hill broker O,R&L Commercial represented both parties in the deal and is exclusive leasing agent for the property.

MHQ’s Middletown expansion

Massachusetts municipal-vehicle converter MHQ is relocating its satellite Connecticut quarters from West Hartford to Newfield Street in Middletown.

MHQ, based in Marlborough, Mass., is leasing the rear 10,000 square feet of a 17,000-square-foot flex building at 750 Newfield that was once home to new-car dealer Town & Country, realty authorities said.

The dealership’s rear portion contains large garage doors and is filled with hydraulic lifts and other gear for MHQ’s auto-restoration operation, authorities said.

MHQ will use the wide paved parking area surrounding the building to store some 100 fleet vehicles awaiting outfitting with emergency lights, sirens, radios and other gear for state and local police, fire departments and other agencies.

MHQ will move from its current satellite at 119 South St. in West Hartford to Middletown in the fourth quarter, officials said.

Tom Staron bought the vacant property two years ago. The front façade is being renovated to add an extra 2,000 square feet to accommodate retail tenants in the front of the building that was once the showroom.

O,R&L Commercial LLC of Rocky Hill represented both parties in the lease, and has the listing for MHQ’s soon-to-be-vacant 5,000 square feet of space in West Hartford.
