A West Haven beach motel that has sat vacant for years has sold for $2 million, according to land records.
Duchinelli Development Company LLC, controlled by Joseph Iannelli of Fairfield and James Duch of Monroe, bought the former Debonair Beach Motel from Sim Lev Holdings LLC, controlled by Sim Levenhartz of New Haven.
Iannelli is a Fairfield-based developer, while Duch is president of JD Financial Services, according to a LinkedIn profile.
Iannelli has received city regulatory approvals to demolish the building and replace it with a “modern, upscale, four-story building” with 30 two-bedroom condominium units over ground-level parking and amenities, according to the city’s economic development website.
“If all goes according to schedule, he plans to open the building, which will feature a fitness center and a swimming pool, in late 2026,” it said.
The 24-unit, one-story hotel was built in 1959 on a 0.94-acre parcel, according to property records. Sim Lev Holdings bought it for $1 million in 2021.
It was appraised at $735,062 and assessed at $514,543 in 2024.
