West Hartford office building fetches nearly $1M at auction

A 10,268-square-foot West Hartford office building built more than a century ago sold for nearly $1 million recently.

BRICAP Inc. sold the property at 776 Farmington Ave. to FSquared Partners LLC for $918,750 in a sale logged by the town on March 4.

BRICAP paid $815,000 for the building and a nearly half-acre lot in 2008. Mark E. Godrey, the principal of BRICAP, listed the building as his office and residence in the limited liability company’s state business filing.

The building contains 2,646 square feet of apartment space, and another 7,622 square feet of office space, according to town assessing records. It also has a 23-space parking lot.

The buying limited liability company’s principal is Firas Atchoo, of West Hartford, according to state business records. Attempts to reach Atchoo were not immediately successful.

The property was listed by broker Ken Schwartz of Berkshire Hathaway Home Services New England.

Schwartz said the building hosted five therapists in individual one-room offices and a common waiting room, as well as a beauty salon, insurance agent and chiropractor. The building was fully tenanted at sale, Schwartz said.

Schwartz said the property was sold through an auction by Ten-X.

The property listing dated its construction to 1900. The town assessor website lists its construction at 1746, that was a century after the arrival of the first permanent white settlers and 30 years before the signing of the Declaration of Independence.

Schwartz said the original portion of the building was moved from another location on Farmington Avenue and saw extensive renovation and addition at some point after 1900.
