A West Hartford investor has added to his growing portfolio of multifamily properties with the $1.4 million acquisition of a 19th-century mixed-use building in Thomaston.
Alex Ilchenko, founder of Farmington-based Blue Key Property Group, led the purchase of the three-story brick building at 62 Main St., which dates to 1876. The sale was recorded by the town on June 16.
The 17,819-square-foot property includes commercial tenants on the ground floor, including a popular pizza restaurant and a roofing company — and 12 residential apartments on the upper floors. While Ilchenko describes the building as “solid” and “very clean,” he said renovations to the apartments are planned.
“The building has a lot of history, and we wanted to grow our portfolio into Thomaston,” said Ilchenko, who transitioned from a career in healthcare to full-time real estate investment over the past four years. He now holds an ownership stake in more than 200 apartment units across Connecticut.
The building was acquired through Forge Multifamily Group LLC and 1A&M Realty LLC. Ilchenko, a principal in both, is joined in Forge by Simsbury investors Peter Sirois and Ronald Mairano. His wife, Mi Hong, is also a principal in 1A&M Realty.
The seller was Thomaston 23 LLC, controlled by Myer Kahan of Toms River, New Jersey.
