A West Hartford commercial building that houses dog daycare and boarding business Uberdog has been put on the market for $1.55 million.
The 19,488-square-foot building at 121 Talcott Road sits on 1.1 acres at the corner of Talcott Road and Chelton Avenue, between South Quaker Lane and New Park Avenue. The two-story property is being marketed by Sentry Commercial as an investment or owner-user opportunity.
The property is owned by West Hartford-based 121 Talcott LLC, which is controlled by Daniel O’Brien, according to town land and state business records. The LLC acquired the property in June 2017 for $882,500.
O’Brien bought the building to house Uberdog, which he owned at the time. He subsequently sold Uberdog in a deal announced in early 2023, but retained ownership of the real estate. He later purchased Fatty’s Ski & Snowboard in Canton.
Uberdog, which also provides dog grooming services, remains a tenant and has several years remaining on its lease, according to Sentry Commercial. The building also has several other tenants with leases of varying lengths.
The property includes 11,448 square feet of office space, 6,420 square feet of warehouse space and 1,275 square feet of mezzanine space. Built in 1980, it has 40 parking spaces and is in West Hartford’s General Industrial zoning district.
The property has an assessed value of $728,959 and annual taxes of about $34,093, according to the marketing brochure. The next townwide revaluation is scheduled for Oct. 1.
