Welltower sells five Danbury-area medical properties for $86.9M

Assisted-living giant Welltower has sold five medical properties in Danbury and Newtown for $86.9 million, according to property records, as part of a deal offloading 296 properties across 34 states.

The Ohio-based company has divested three properties in Danbury and two in Newtown to Chicago-based Remedy Medical Properties and Florida-based Kayne Andersen Real Estate.

Properties involved in the deal include a two-story building with 42,120 square feet of leasable space, at 2 Riverview Drive, for $24 million; a three-story, 58,446-square-foot building, at 40 Old Ridgebury Road, for $23.9 million; and a one-story, 19,209-square-foot edifice, at 228 White St., for $10.6 million, property records stated.

In Newtown, the buyers acquired a two-story, 26,442-square-foot building, at 164 Mount Pleasant Road, and a two-story, 30,606-square-foot building, at 170 Mount Pleasant Road.

The five properties, which were built between 1957 and 2016, have a total appraised value of $53.7 million and a total assessed value of $36.9 million.

Kayne said the 296 properties comprise about 18 million square feet of space, establishing the Remedy and Kayne Anderson Real Estate partnership as the nation’s largest owner of outpatient medical buildings, with more than 52.4 million square feet across 1,104 properties in 44 states.

Welltower has been busy in Connecticut recently. In December, the company purchased senior housing properties in Trumbull and Stamford for a combined $96.2 million.
