Welltower buys 145-unit Stamford senior-housing property for $78.6M

Assisted-living giant Welltower has purchased a 145-unit senior-housing development in Stamford for $78.6 million, according to city property-transfer records.

The Ohio-based real estate investment trust, doing business as 215 High Ridge Rd Propco LLC, acquired the four-story, 219,634-square-foot building at 215 High Ridge Road last month. Welltower was not immediately available for comment.

The seller was Stamford Senior Housing Seller LLC, controlled by Stamford Associates Inc. President Scott Willard, of Weston, and Secretary Jack Orlando, of Milford. Stamford Associates purchased the property in 2019 for $12.4 million, city records show.

Built in 2019, the development sits on about 10 acres. It was appraised at $44.2 million and assessed at $31 million in 2023.

The Stamford acquisition follows Welltower’s recent $17.6 million purchase of a 72-unit senior-housing property in Trumbull. In October, the company said it had closed or was under contract to close on about 700 senior-housing properties across the U.S., United Kingdom and Canada for roughly $14 billion.
