A multifamily developer advancing several Windsor office conversions has secured a key approval to transform another vacant building into apartments.
A limited liability company controlled by Manchester, New Hampshire-based Brady Sullivan Properties co-founder Shane Brady received approval from Windsor's Town Planning and Zoning Commission Sept. 9 for the conversion of 7 Waterside Crossing into 57 apartments.
The project would bring Brady Sullivan's planned apartment count at three Waterside Crossing office properties to 228 units.
The developer still needs to submit a site plan revision application, which can likely be reviewed and approved at the staff level, Town Planner William Todd Sealy said. That process will also trigger a review of potential wetlands impacts, which could require approval from the town's Inland Wetlands and Watercourses Commission, he said.
The three-story, 1985-vintage office building sits on 8.1 acres in Windsor's Griffin Center office park, part of a corporate corridor where town officials have encouraged the reuse of underutilized office properties as housing.
The 7 Waterside Crossing project calls for 33 two-bedroom apartments, 14 one-bedroom units and 10 three-bedroom units.
The property is currently owned by an LLC controlled by Cheshire businessman and Target Sports USA owner Miodrag Delmic, but Brady Sullivan is under contract to acquire it, according to Windsor Economic Development Director Patrick McMahon.
Brady Sullivan is already moving forward with the conversion of nearby office buildings at 1 and 3 Waterside Crossing into a combined 171 apartments. Interior renovations and site work are underway, McMahon has said.
