A 7,571-square-foot garage in Waterbury leased as a Town Fair Tire location recently sold for $4.15 million to a California-based investor.
Town Fair Tire occupies the 1950-vintage garage on three-quarters of an acre at 491 Lakewood Road, where it has a long-term lease, according to city records and marketing materials.
In a deed recorded Aug. 4, a Miami-based limited liability company headed by Joseph A. Sanz sold the property to Kempler Investments, a Sherman Oaks, California, company headed by Levy Kempler.
The purchase was financed in part by a $1.3 million mortgage from Patelco Credit Union, of Dublin, California.
The buyer was represented by Caleb Morrison, of California-based Illi Commercial Real Estate. The seller was represented by James Koury and Dean Zang, of Marcus and Millichap.
