Waterbury motel, restaurant land bring $1.8 million

The Super 8 Motel and land beneath the neighboring Nino’s Trattoria Restaurant in Waterbury has been sold for $1.8 million.

The motel will be converted to a Quality Inn this summer, authorities say. Both the motel and eatery rest on the five-acre site at 91 Scott Road.

Louis Lestorti Jr. sold the land to Nino’s partners Anthony D’Elia and Michael Capobianco, and the motel to JCA Hospitality of New York for the single price.

R. Calabrese Agency represented Lestorti and was the sole broker in the deal.

Nutmeg State buys site

Nutmeg State Federal Credit Union paid $1.175 million for the former Prudential Realty building directly across from its Cromwell Avenue headquarters for its new Rocky Hill base.

Nutmeg State is renovating the vacant space at 520 Cromwell Ave., a spokeswoman says.

The credit union’s existing 12,000-square-foot building at 521 Cromwell Ave. will remain a Nutmeg State branch.

The seller was My III Sons LLC, which had owned the building since April 2000 and had Prudential as a tenant, authorities said.

Cote’s Bristol home

Cote’s Naturals has opened its new headquarters at 54 Dolphin Road in Bristol.

The hydroponics company has signed a long term lease at the 11,500-square-foot facility with landlord Cowan Investments LLC.

Ex-CSM site sold

The former Wallingford headquarters of CSM Cabinetry has sold for $210,000.

Wallingford investor Michael Sheehy bought the industrial building at 65 S. Colony Road. The interior is being redesigned and retrofitted to include retail/office space.

The seller was BAH Properties LLC.

H Pearce Commercial Real Estate brokered the deal.

Yarde’s ex-Bristol space

Indiana equipment recycler Versatile Processing Group has leased the former Yarde Metals headquarters at 71 Horizon Drive in Bristol.

VPG signed a long-term lease of the 60,360-square-foot, 10-acre property.

Indianapolis-based VPG will use the space for decommissioning of electric transformers.

Hart Group International represented landlord Yarde Realty in the lease.

Hartford eatery sale

The former Ay Chihuaha restaurant site at 341 Franklin Ave. in Hartford’s South End has sold for $250,000.

Aneka Young bought the fully-equipped, 4,250-square-foot restaurant property from Connecticut Bank & Trust Co.

Century 21 Clemens & Sons was the sole broker.

Guilford massage space

Massage Savvy LLC has leased 1,012 square feet at 2514 Boston Post Rd. in Guilford from landlord O’Rylee Enterprises LLC.

Pearce Commercial represented parties in the lease.

Old Saybrook lease

Dimensional Communications Inc., doing business as 3D Paper Graphics, leased 4,643 square feet of office space in the Old Saybrook Business Park.

3D designs and produces specialty graphics used in product marketing.

The Geenty Group, Realtors, brokered the lease.

Other tenants in the 20,000-square-foot business park at 20 Research Parkway including General Electric and MedOptions Inc.

North Haven site sold

Granite Property Holdings LLC paid more than $335,000 for a two-story commercial building on Middletown Avenue in North Haven.

Granite bought the 7,743-square-foot structure on 0.6 acres at 55 Middletown Ave. from Wells Fargo Bank.

The new owner plans to completely renovate the facility and will make the newly finished space available to potential tenants.
