Waterbury gas station/retail building sell for $2.3M

A gas station and retail building built into the quarried hillslope of a 1.9-acre lot near Municipal Stadium in Waterbury recently sold for $2.3 million.

Gondal Associates, of Naugatuck, bought the property at 1387 Watertown Ave., from 1387 Watertown Realty LLC in a deal recorded by the city on Oct. 6.

The selling limited liability company lists its address as the retail strip. Its principals are Muna Qubti and Wei Liu – who reside at separate addresses in Glen Oaks, New York, according to state business records. They paid $645,000 for the property in 2019, then built the 6,000-square-foot retail building and gas pumps.

The buyer’s principals are Dur E. Shahwar and Aftab Ahmad. Their son, Hussnain Gondal, of Middlebury, said his family owns a chain of about a dozen gas stations and convenience stores across Connecticut under the name of The RoadRunners. The gas station in Waterbury currently runs under a Citgo banner but will be converted to a Roadrunners station within a year, which will help lower the cost of fuel, Gondal said.

Gondal, who is the director of The RoadRunners, said he understands the prior owners struggled to manage the property, as they were out-of-state. He felt he could more easily manage the property as he lives in a neighboring town.

The property currently hosts a convenience store associated with the fill-up pumps. There are vacant retail spaces of 2,300 square feet and 2,000 square feet available for lease.
