A vacant building on Water Street in New Haven and a neighboring parking lot recently changed hands in a $1.55 million deal.
Brown Street New Haven LLC purchased the two parcels on Jan. 28. One site includes a vacant 19,000-square-foot, two-story masonry building at 99 Water St. on 0.37 acres. The second property, at 109-111 Water St., includes a 0.19-acre parking lot.
Stephen Press, SIOR, co-principal of Press/Cuozzo Commercial Services in Hamden, was the sole broker for the transaction.
Brown Street New Haven LLC’s principal is listed as Nicholas Lloyd, who has a business address of 105 Water St., New Haven, according to the Secretary of the State’s office.
Press said Tuesday that his client is a neighboring property owner with “no immediate plans” for the building.
“This purchase now gives him control of the contiguous properties and exclusive control of the parking,” Press added.

Marketing, disinfection businesses ink area leases

11 Sycamore Way, Branford
Direct Line Media Productions LLC has signed a two-year lease for a 725-square-foot unit at 11 Sycamore Way, Branford.
According to The Geenty Group, Realtors, the tenant plans to use the space for web marketing and to produce commercial ads and corporate and promotional videos.
Bill Clark, Kevin Geenty and Kristin Geenty were the agents for the landlord, Gray Eagle Inc., while Kevin Geenty represented the tenant.
In another area lease, SteriLumen Inc. has inked a two-year deal to rent space at 24 Main St., Centerbrook. The company provides air and surface disinfection services for customers.

Prospero Duo LLC is the landlord for the space, a recently-renovated office and laboratory unit in a multi-tenant building in the Centerbrook section of Essex.
Kristin and Kevin Geenty represented the landlord, while Margarita Grignano of Berkshire Hathaway New England Properties in Wallingford was the agent for the tenant.
Financial terms of the leases were not disclosed.
