A vacant parcel of land along Valley Service Road in North Haven has been sold for less than $1 million, making it the third property on that stretch to trade hands in the last year.
An 8.5-acre site at 200 Valley Service Road was sold by Leslie and Leonard Velardi to Wallingford-based 200 Valley Service Road LLC and principals Vincent, Dominick and Anthony DeMartino for $750,000 in a deal recorded April 14.

It has a total appraised value of just over $188,000.
North Haven First Selectman Michael J. Freda said he’s met with the new owners, who are experienced developers that have had great success on projects in Middletown’s central district.
While there are no concrete plans yet for the land, Freda said owners and town officials are discussing possible uses.
The 5,500-foot stretch of Valley Service Road had been a relatively quiet and empty area until recent years when two other properties were sold and the road was extended to connect to the nearby Amazon warehouse property, Freda said.
In July 2022, a 26.9-acre parcel of vacant land at 400 Valley Service Road was sold for $460,000 by GF&G of Middletown to Northford-based VSR LLC and principals Vincenzo and Anthony Capasso.
In June 2022, a 22.1-acre property at 275 Valley Service Road was sold by Valerie A. and Lorraine A. Velardi of Stillman Road Associates, to Gogak LLC and principal Sean Cassidy for $1.1 million.Â
It is the former site of the family amusement center The Only Game in Town, which featured miniature golf, a driving range, arcade and go-karts.
Freda said the area has good development opportunities as well as limitations. He recently had Valley Service Road paved, and he is working to get street lighting installed.
Also, there are no water or sewer lines to the road, so any future developments will likely need septic systems installed, Freda said.
Nearly 75% of acreage along Valley Service Road is located in a national flood plain, leaving roughly 25% developable.Â
He said projects, while currently undetermined, could include an indoor sports facility, or other industrial, logistics or distribution uses, but not retail or residential.Â
