Vacant North Haven office building eyed for apartments conversion following sale

A vacant North Haven office building that recently traded hands for $1.275 million is being eyed for an apartments conversion, according to a broker involved in the deal. 

The three-floor, 20,000-square-foot office building at 23 Maiden Lane was sold on New Year’s Eve, according to Stephen Press, of Hamden-based PRESS/CUOZZO REALTORS, who represented the seller in the deal and procured the buyer. 

The building was vacant at the time of the sale, but had been occupied by a single tenant for 20-plus years, Press said. 

He said the buyer plans to convert the building’s upper floors to about 20 apartments and maintain the first floor for commercial use.

According to North Haven land records, the buyer was Maiden Lane Properties LLC, which is controlled by VJ Singh, who lists a 23 Maiden Lane business address, and Steve Dostie, a Connecticut resident, state business records show. 

The seller was Eitz Zayis CT LLC, which is controlled by Rachel Elbaum, who lists a Monsey, New York business address, state records show. 

Elbaum bought the property in October 2021 for $1.65 million, town records show. 

The office building was built in 1985, has had “significant” renovations over time and sits on 0.69 acres, Press said.
