Unionville Family Restaurant in Farmington buys its building

The owners of the Unionville Family Restaurant in Farmington have purchased the 3,254-square-foot building that has hosted their restaurant for four years.

According to town assessing records, EEAE LLC paid $950,000 for the 3,254-square-foot building at 1835 Farmington Ave. in the Unionville section of Farmington in a deal logged March 14.

The principals of the buying LLC are Avdulla and Agnesa Zhuta, of Wolcott.

Avdulla Zhuta, an ethnic Albanian who immigrated from Macedonia at age 16, said he has run the restaurant at that location for four years, with an option to purchase the building. Zhuta said he decided to exercise the right to buy the property.

“It’s been beautiful, we are doing very good business,” Zhuta said.

Business has been so good, Zhuta said, he hopes to expand by glassing in his patio for year-round use. Zhuta said his clientele is also very cheerful and great to serve, making for a happy working environment.

“It makes me get up in the morning and go to work happy,” Zhuta said.

The Zhutas bought the property from UB 1031 Parking LLC, of Greenwich. In its state business filing, the seller lists Urstadt Biddle Properties Inc. as its principal. Urstadt, in turn, lists Willing L. Biddle of South Salem, N.Y. and John T. Hayes, of Manor, N.Y. as principals.
