A 320,000-square-foot Cheshire warehouse sold by Macy’s Inc. for $25.25 million in 2023, was recently listed for sale or lease.
Macy’s sold the 1986-vintage, masonry building on 72.6 acres at 475 Knotter Drive in a sale-leaseback deal to a joint venture of Wharton Equity Partners and investor/developer Rabina.
At the time of the sale, Wharton Industrial said Macy’s would continue to occupy the site, where it operated one of its main U.S. distribution hubs for subsidiary Bloomingdale’s.
The building was recently listed for sale or lease with CBRE as broker. It includes 30-foot clear ceiling heights, 37 loading docks and two drive-in doors.
CBRE Senior Vice President Christopher Metcalfe said the building has seen very strong interest in the three weeks it has been on the market.
“It’s a great building with the clear heights that modern distributors like to see,” Metcalfe said. The building sits in an industrial area with easy access to interstates 84 and 91 via Interstate 691, he said.
Macy’s continues to lease the building, with plans to vacate in early 2027, Metcalfe said.
“Macy’s occupancy allows a future user to plan their occupancy carefully and to build income in the meantime for the next year and a half,” Metcalfe said.
