Two office buildings in Windsor, a town that faces one of the highest office vacancy rates in the state, have hit the market and will be auctioned to bidders in the coming months.
Both buildings, with a combined 132,796 square feet of space, are located in the Griffin Office Center. They will be sold via auction website Ten-X between March 31 and April 2, according to a listing.
The properties include 4 Griffin Road N, which has a two-story, 65,554-square-foot office building set on 6.67 acres. It is 100% vacant and has a starting bid price of $400,000.
The other is 8 Griffin Road N, which has a two-story, 67,242-square-foot office building on 7.52 acres. It is 80% vacant and has a starting bid price of $550,000.
Both properties were built in 1980 and owned by limited liability companies controlled by Cheskel Meisels, property records show.
Meisels bought the properties in 2022 for $7 million, records show; 8 Griffin Road N has a current appraised value of $1.6 million, while 4 Griffin Road N has an appraised value of $1.4 million.
Philip Gagnon, a principal at Colliers, has the listing.
Windsor’s office market has been hit hard since the pandemic reduced demand for office space.
A consultant helping the town of Windsor chart a new course for some of its empty commercial space, in January reported that 2 million square feet of office space in the town’s Day Hill Road commercial corridor is currently available for lease or sale, about 60% of the overall inventory.
