Two downtown Southington office buildings, sold for $4.1M, to get a refresh

A Rhode Island investor recently paid $4.1 million for two midsize office and retail buildings in Southington’s town center.

In two deeds recorded May 10, Warwick, Rhode Island-based Crescent Holdings LLC bought adjacent properties at 29-37 North Main St., and 51 North Main St., from Abby South LLC and Abby Park Inc., respectively.

The century-old, 18,666-square-foot building at 29-37 North Main St. sits on a quarter acre and sold for $2.1 million. The neighboring century-old, 25,725-square-foot brick building at 51 North Main St., sits on nearly six-tenths of an acre and sold for $2 million.

The buying companies share the same principal, Antonio Cassisi, of Warwick, Rhode Island.

Cassisi also heads LLCs that paid $2.3 million for two mid-size office buildings on the Silas Deane Highway in Wethersfield last year.

Southington-based Advise Realty Services is Cassisi’s local leasing consultant. Advise founder Vinny Valentino said the buildings were in good condition at sale and will require only some “refreshing.”

Valentino said the plan is to offer smaller office footprints, including some with shared conference rooms, bathrooms and other amenities.

“It is absolutely the heartbeat of Southington,” Valentino said of the location. “We are looking to make it a cornerstone.”
