Two commercial buildings in Bridgeport have sold for nearly $5 million, according to a broker representing the buyers and the sellers.

Polatsek is the president of the Installation Company, a Bridgeport-based tile contractor.
“This is an investment property,” he told the Hartford Business Journal.
Angel said Beacon Roofing Supply occupies 52,667 square feet of the two-story building, which was built in 1898, according to property records.
Polatsek said a lawn service and an electrical contractor are renting space month-to-month, leaving 8,000 square feet of vacant space.
The building, which is known as the Commerce Drive Business Park, sits on 3.79 acres and spans an entire city block, Angel said.
It was appraised at $1.9 million and assessed at $1.33 million, property records show.
In a separate deal, 16-10 Realty Corp. and 142-10 Realty Corp., of New York City, bought an 11,728-square-foot, two-story warehouse building, at 1832 Commerce Drive, for $1.2 million from West Haven-based New England Heating Parts Co., Angel said.
“They plan to lease out the first-floor space,” he said. “Upon the sale, the second level of the building was occupied, and the first level was vacant.”
The building, which was built in 1974, was appraised at $496,260 and assessed at $347,390 in 2024, property records show.
Meantime, a 172,000-square-foot, three-story building that housed the recently closed Monger’s Market at 1155 Railroad Place has been put on the market for $6 million, Angel said. He is representing the owner, John Hiden, of Fairfield, doing business as Bridgeport Renaissance LLC.
The Monger’s Market was an indoor marketplace for vendors selling vintage and antique merchandise. It opened in 2018.
The building was appraised at $2.29 million and assessed at $1.6 million in 2024, according to property records.
“There’s momentum building in the Bridgeport market area for investment opportunities,” Angel said.
