Torrington retail builder sells Windham Dollar General site for $2.2M, predicts robust demand for new retail buildings

A recently built retail property hosting a Dollar General in Windham has sold to a California investor for $2.2 million.

A limited liability company affiliated with Torrington-based Calito Development Group LLC recently sold a 10,512-square-foot retail building on 1.1 acres at 1415 West Main St., to David L. Krasne, of Los Angeles, Calif., in a sale recorded April 25.

Calito purchased the land for $578,000 from the VFW Gold Star Post #1724 last July, then built the retail building.

Another Calito-affiliated LLC sold a newly built 10,640-square-foot retail building hosting a Dollar General in Andover to a Rhode Island investor looking for passive income in February.  That property, on a 1.2-acre site, sold for $2.37 million.

A family company, Calito is a preferred builder for Dollar General, O’Reilly Auto Parts, Chipotle and other national retailers.

Gary Eucalitto, a principal of the building company, said high interest rates are a challenge, but there is plenty of demand among retailers for new buildings. He expects to build at least 20 pad sites in the coming year.

“The tenants we are working with want to expand,” Eucalitto said. “Only thing that’s changed is you need to sharpen your pencil.”

Another LLC tied to the Eucalitto family built and sold another Dollar General in Windham in 2020 for $1.92 million.

“The town is very happy about that development in general,” said James V. Bellano, director of economic and community development for Windham, of the most recent store on West Main Street. “From the town’s perspective, we now have a viable business, which has grown the grand list significantly for that parcel and it’s also adding a national brand to the commercial corridor.”
