Thomaston retail/office building sells for $5.6M

A 36,578-square-foot retail and office plaza on 7.9 acres close to Route 8 in Thomaston recently sold for $5.6 million.

The building at 76 Watertown Road was close to fully leased when it was listed, with tenants including Hartford Hospital, Bentley Systems, H&R Block and 13 others.

DLM Services LLC — which bought the property for $985,000 in 2010 — sold to a collection of business entities in a deal recorded by the town Aug. 15.
The buyers include two limited liability companies controlled separately by Waterbury-based investors Jason Katz and Mayer Behrend.

Another two buying limited liability companies — PW Waterbury L.C. and Daniels 1717 LLC — are based in Des Moines and share a common legal agent.

The building dates to 1974, when it was used as a film processing center, according to Brian Godin, of Middlebury-based Godin Property Brokers. Owners Darryl and Lucille Maslak spent approximately $5 million renovating and expanding the building in 2018, Godin said. The married couple recently sold Plymouth Glass & Mirror, Godin said.

Lucille Maslak is the listed principal of DLM Services LLC.

“It’s the nicest building in Thomaston, that’s where all the action is in that town,” Godin said.

Darryl Maslak, 63, said he decided to sell the building as he moves into semi-retirement. Maslak said he expects to seek out a new development and real estate investment challenge.

“I still have some concrete to pour,” Maslak said. “I’m too young to retire.” 

Maslak said he originally bought the building at 76 Watertown Road from an uncle. Much of the interior was renovated to suit incoming tenants, so big portions of the building saw major upgrades in just the past year, he said. 

Michael Grieder, an agent with Godin Property Brokers, represented the buyers.

The property at 76 Watertown Ave. originally listed for $6.4 million on Oct. 1. A sales contract was reached in February, then closed after the buyers finished their due diligence, Godin said.

Godin said the building is likely to fill completely in the short term, with two new tenants negotiating leases. 

“We had a lot of long-term tenants in there,” Maslak said. “Great tenants. Good luck to the new owners.”
