A Southington-based development group recently paid $1 million for 20.6 acres of land abutting Union Pond in Manchester, with plans for 148 townhouse-style condominiums.
In a deed recorded Dec. 30, 3 Squared LLC bought an undeveloped property at 206 Oakland St. from the Catholic Cemeteries Association of the Archdiocese of Hartford Inc.
In September, the town’s Planning and Zoning Commission signed off on a request by 3 Squared to change the zoning from cemetery use to multifamily, as well as the site plan presented by the group.
The development group includes Nicholas Martino, of Southington; Louis Roy Evjen, of Southington; and Isaac Shweky, of Cheshire.
Evjen said Wednesday that he and his partners plan to build townhouses in clusters of eight to 12 units, with units ranging from two to four bedrooms, 1,300 to 2,000 square feet.
Each will have one-car garages. Some will have walk-out basements, others will be slab-on-grade. Some will have third floor attics that can be furnished.
The development will provide a much-needed boost to home ownership potential in the Manchester area, Evjen said.
“There is very little inventory in Manchester,” Evjen said. “People still want homeownership. That is the goal.”
While eventual pricing has not been set in stone, Evjen expects prices comparable to recently developed nearby townhouse condos – in the $400,000 to $450,000 range.
Alexis Augsberger of CBRE was the listing broker for the archdiocese property. He described it as a "smooth transaction."
"It was a pleasure to work with both parties and we are happy to see some more housing coming to Manchester," Augsberger said.
