A swim school, jewelry store, children’s fitness center and ice cream shop are slated to occupy the former Barnes & Noble building near Westfarms mall, with openings expected between late 2026 and early 2027.
Goldfish Swim School, Hannoush Jewelers, KidStrong and Cold Stone Creamery are the incoming tenants of the nearly 22,000-square-foot building at 1599 Southeast Road, which straddles the Farmington-Newington town line.
Farmington’s Town Plan and Zoning Commission on Monday approved signs for the incoming businesses.
The property was purchased for $3.375 million in May 2025 by 1599 SE Road LLC, an entity linked to several Hannoush family members, property and state records show. Partners in the redevelopment include Michael Hannoush of Hannoush Jewelers and Steve Marszalek, owner of the incoming Goldfish Swim School.
Plans show Goldfish occupying about 7,300 square feet on the Newington side and Hannoush Jewelers taking about 5,900 square feet. KidStrong’s roughly 3,750-square-foot space crosses the town line, while Cold Stone will occupy 1,200 square feet. About 3,300 square feet remain unleased.
The commission’s approval covers signs for Hannoush Jewelers, KidStrong, Cold Stone and a future tenant. Newington planning staff separately approved Goldfish Swim School’s sign.
Built in 1989 and renovated in 2008, the building sits on 1.42 acres, according to property records.
Barnes & Noble left the property in May and moved to Westfarms mall.
