Stratford warehouse sells for $8.3M to New Jersey investor

A fully leased Stratford warehouse has sold for $8.3 million to a New Jersey real estate investor.

IDL Realty L.P. acquired the 55,200 square-foot building at 350 Long Beach Blvd. on Aug. 24, according to Stratford land records.

The buyer, a New York limited partnership, is controlled through its general partner, R.P. Management LLC, by Anthony P. DiTommaso Jr., co-founder and co-CEO of Montvale, New Jersey-based Ivy Realty. 

The property had been listed at $9.5 million and spent roughly 14 months on the market before selling.

The seller, 350 Long Beach LLC, is controlled by Stratford Land Development Company and the Stratford Industrial Corp., entities led by James R. Caissy. 

Property records show the seller had held the site since 1999. The sale price came in well above the building’s most recent town appraisal, $5.4 million in 2025.

IDL Realty financed the purchase with a $4.9 million mortgage from Columbia Bank, according to a mortgage recorded alongside the deed.
