New Jersey-based firm buys Stratford warehouse for $4.5M

A nearly 50,000-square-foot industrial building in Stratford has sold for $4.5 million, according to town land records.

The property, at 200 Long Beach Blvd., was acquired by FIVF-IV-CT1 LP, a Delaware limited partnership with ties to New Jersey-based industrial real estate investment firm Faropoint.

The 49,565-square-foot warehouse was built in 1971 and sold for about $90.79 per square foot.

The seller was Bridgeport Fittings LLC, an electrical products manufacturer that was acquired in 2019 by North Carolina-based NSI Industries. At the time of the acquisition, Bridgeport Fittings employed about 200 people and operated from a facility on Lordship Boulevard in Stratford.

FIVF-IV-CT1 lists its address on the deed as care of Faropoint Ventures LLC. The buyer’s name also corresponds with Faropoint’s Industrial Value Fund IV, which launched in June 2025.

According to its website, Faropoint has acquired more than 550 warehouses totaling over 35 million square feet since 2012.
