Statewide home sales up nearly 25% to start 2021

Connecticut’s single-family housing market had its strongest January in 15 years, according to real estate publisher and data tracker The Warren Group.

Sales during the month reached 2,520 across Connecticut, up 24.5% from Jan. 2020, when there were 2,024 sales, Warren’s latest report said.

Meanwhile, the median sale price was $300,000, an all-time January high for the state, and up more than 19% from a year ago when the median price was $251,250.

“The momentum gained in last year’s single-family housing market has clearly rolled over into 2021,” Warren Group CEO Timothy Warren said in a statement.

Fairfield and Litchfield counties experienced some of the biggest sales gains, which Warren said indicates demand from city dwellers for country or vacation homes.

“But as the state gains immunity from the coronavirus this spring, we may see less demand in those areas,” he added.

Hartford County home sales rose 17.6% from a year prior, reaching 596 total sales. The median price in the county was $257,300, up 18% from $218,000 in Jan. 2020.

The Greater Hartford Association of Realtors released January sales data in mid-February, but that group evaluates a Greater Hartford service area that includes seven Tolland County communities.

GHAR found a 7.7% increase in January sales volume for Greater Hartford, and a 21% increase in the median price, which reached $285,750.
