The Starbucks-anchored “Center Seven” shopping plaza in Norwalk has sold for $12.9 million, land records show.
SWP Center Seven LLC bought the 38,662-square-foot plaza with 12 retail tenants, at 607 Main Ave., records show.
SWP Center Seven LLC lists a West Hartford business address, state records show. The company’s foreign registration statement to the Secretary of the State’s office was signed by Chad Bernstein.
Bernstein is the co-founder and principal of boutique real estate investor Soundwater Properties, which has the same address as the purchasing LLC.
The seller was MG 607 Main LLC, which traces back to James Murray, of Bronxville, New York, and David Gaunt, of Naples, Florida. They bought the property for $8.25 million in 2004 under the limited liability company M.G. Huntington LLC, according to property records.
The 2-acre property was appraised at $9.43 million and assessed at $6.6 million in 2023.
Tenants include European Wax Center, Massage Envy, Wayback Burgers, The Cut Salon, Mathnasium and Sand Wedge Deli. It is also anchored by Citibank and AFC Urgent Care locations.
New York-based Royal Properties brokered the deal.
Royal Properties Principal Jeff Kintzer said the property, which was built in 1982, attracted considerable buyer interest because of its proximity to the Merritt Parkway.
