Stanley Black & Decker sells 162,443-sq.-ft. Clinton warehouse amid ongoing remediation

Stanley Black & Decker has sold a long-vacant warehouse in Clinton for $200,000, according to a deed recorded Feb. 26.

The New Britain-based toolmaker sold the 162,443-square-foot industrial building on 37.3 acres at 140 Knollwood Drive to a limited liability company headed by Alan Neri, of Clinton, and Wayne Neri, of Westbrook.

The warehouse, completed in 1962, includes six loading docks and six drive-in doors.

The site has been vacant for years and is undergoing environmental cleanup. A temporary declaration filed in town land records the same day as the sale indicates that Stanley Black & Decker is actively remediating contamination at the property and will record environmental land use restrictions required by the state.

The deed also includes provisions addressing environmental liability. The buyer waived future environmental claims against the seller, except in cases involving negligent or willful acts.

The sale was recorded by the town of Clinton on the same day Stanley Black & Decker announced it will close its last remaining manufacturing plant in New Britain, a move expected to impact about 300 workers and end more than 180 years of production in the city. The closure is part of a broader, multi-year cost-cutting and restructuring effort aimed at improving profitability.
