Sprawling 139-acre Channel 3 Kids Camp property listed for $4.3M

The 139-acre Channel 3 Kids Camp property in Coventry is for sale, after the camp canceled its activities last summer following the departure of its executive director.

The property owner, Almada Lodge-Times Farm Camp Corp., tried to find a buyer to take over the camp last fall. After no one stepped forward, the company has listed the property for $4.3 million.

“While it had been the desire of Almada Lodge-Times Farm Camp Corporation to have the former site of Channel 3 Kids Camp in Coventry remain a camp to serve youth throughout Connecticut, we unfortunately have not found an appropriate partner willing to make the investment to take on this initiative,” said Jillian Wood, chair of the company’s board of directors.

The address of the property is 73 Times Farms Road. The partially developed land includes recreational camp buildings and an educational facility. The property is equipped with public electrical, telephone and cable service.

There are 1,700 feet of Class A streams flowing through the property. The property is served by a community water supply system and a septic system.
There are also cabins, dining halls, a pool, basketball court, medical facility and playgrounds.

The campgrounds are best suited to remain a recreational camp/trailer park, according to Coldwell Banker Real Estate’s listing. The 114 acres not associated with the camp lend itself to residential development, the listing says.

“Once a sale is complete, it is our desire to use a portion of the proceeds to create an endowment — one that can be administered by an appropriate foundation — that will support children’s programming and promote diversity, acceptance and environmental appreciation, as Channel 3 Kids Camp always did,” Wood said.
