Southington subdivision approved

The proposed Penny Lane subdivision in Southington has been approved after an extra lot was added to the plans.

The application first submitted in August 2022 by LePage Homes Inc., of Southington called for a 12-lot subdivision at 347, 349 and 389 Marion Ave., and the creation of a new cul-de-sac road in the Plantsville section of town. 

The project will contain single-family homes on lots abutting existing residential lots, with no units listed as affordable.

Designers resubmitted plans this year adding an extra lot based on town requirements for drainage designs.

The land is currently vacant and all homes will be built in the residential zone. A portion of one lot and access to the development are located in an industrial area, project officials said. 

The approval, issued earlier this month, comes with a conservation easement for a portion of Lot 1 that is partially located in an industrial zone to prevent any buildings or access to the nearby industrial area.  

The property is owned by 347 & 349 Marion Avenue Associates LLC, and Jerry Aldieri of Southington. LePage is under contract to buy the properties and build the homes, with a groundbreaking eyed for this summer.
