A Southington-based development group is proposing a 40-home common interest community on an 18.1-acre property in Waterbury’s North End.
VTEK Innovations LLC appeared before the city’s Inland Wetlands and Watercourses Commission on Wednesday seeking permission to extend water and sewer utility lines through a small section of wetlands to serve the proposed development.
The project would be built on a wooded property behind existing homes near the corner of North Main Street and Grassy Hill Road, east of Wilby High School. Residences, roads and related infrastructure would occupy nearly 4.5 acres of the site, according to the application.
State business records list the principals of VTEK Innovations as Teja Gandi, Satyanarayana Gandi and Venkata Girish Mouli Gandi, all sharing the same Southington address. Attempts to reach the developers for comment were unsuccessful.
The proposal will also require a special exemption from the city’s Zoning Commission, according to City Planner Robert Nerney.
Nerney said the property was previously approved for a 36-lot subdivision in 2008, with part of the land deeded to the city as public open space as part of that approval.
Under the current proposal, the developers would also need approval from the city’s Board of Aldermen to release that portion of the property, Nerney said.
