A developer is seeking approval to build a cluster of small warehouse and contractor spaces on Wolcott Road in Simsbury, according to an application before the town’s Zoning Commission.
The proposal, submitted by LW Realty with Greg Girard as the applicant, calls for seven individual warehouse buildings ranging from about 1,200 to 2,000 square feet, along with a roughly 1,900-square-foot office building at 80 Wolcott Road.
The project is designed as “incubator” space aimed at small businesses, contractors and light industrial users, with each unit including workspace and outdoor storage areas.
The 9.79-acre site sits within the town’s I-2 industrial zone, which allows warehouse, manufacturing and contractor storage uses through site plan review. It is located in Simsbury’s primary light industrial corridor, near the Simsbury Airport and adjacent to an existing commercial landscaping operation.
Plans show each building would have separate access from a private drive, with parking and contractor storage areas behind the structures. The buildings would be prefabricated metal structures with garage bay doors and neutral-colored exteriors.
Town staff said the proposal generally aligns with zoning requirements but identified several outstanding issues, including stormwater management design, utility planning and site layout details.
The Zoning Commission is scheduled to review the application at its April 6 meeting.
