West Hartford-based developer The Simon Konover Co. has acquired an apartment building in downtown New Haven in a $20.25 million deal.
Simon Konover purchased the CenterPointe Apartments, an 83-unit building at the corner of Chapel and Church streets, with an official address of 852 Chapel St.
The six-story building includes three retail spaces on the ground floor, currently tenanted by T-Mobile, fashion chain Snipes, and Urban Beauty Supply. Above are 37 one-bed units, 13-two bed apartments and 33 studios.
It was built in 1927 and underwent a major renovation in 2004 under the previous owner C.A. White.
At the time of the sale to Simon Konover the building was reported to be 98% leased.
“We’ve been active as owners in New Haven, we like the direction New Haven is going,” said Newton Brainard who heads up acquisitions and development for The Simon Konover Co. “When this opportunity arose, we went after it.”
The developer has other properties in New Haven, notably One Century Tower at 265 Church St., which was opened in 1991.
Brainard says the company will upgrade common amenities at CenterPointe including a gym, work-from-home space and bike storage, but in general the property is in very good shape.
“This has had a very long-term owner who has reinvested capital and maintained and managed the building in a positive way,” he said.
The Simon Konover Company intends to manage the building as part of its long-term portfolio.
