A newly built Trader Joe’s-anchored retail property in Shelton has sold for nearly $7.9 million, town land records show.
The property at 775 Bridgeport Ave. sits on 1.75 acres and was completed in 2025. The deal closed Aug. 28 after the property spent roughly six months on the market, according to brokerage firm Horvath & Tremblay, which handled the listing.
The buyers were 775 Shelton CT LLC, which acquired a 75% interest, and CSR TJS LLC, which acquired the remaining 25%.
775 Shelton CT LLC is tied to Hollywood, Florida-based Pavel Perlov, while CSR TJS is controlled by Dorchester, Massachusetts-based real estate investor Bruce Efron.
The seller, F S Shelton LLC, is controlled by New Jersey resident John Abene, of Highview Commercial, which developed the property.
The property has a 2026 assessed value of $3.4 million, according to town records.
Horvath & Tremblay represented the seller.
