Shelton building sold for $4M

A Shelton office building was sold for $4 million, and owners have submitted expansion plans that include development of a new self-storage facility.

Bridgeport-based 917 Bridgeport Avenue LLC and principal Robert D. Russo Jr., sold the 3.1-acre property at 917-919 Bridgeport Ave., to a Poughkeepsie-based LLC with the same name, 917 Bridgeport Avenue LLC, and principal John C. Hettinger, in a deal recorded Jan. 20, 2023, according to city land records.

Developed in 1960, the property has two existing buildings. Plans submitted by Kirchoff Acquisitions LLC call for leaving a one-story building as is, adding three stories to another existing one-story building, and building a brand new four-story building adjacent for the storage facility.

Neighboring businesses Community Residences Inc. adoption and foster care facility, and Pieces of the Puzzle early learning center, submitted letters in support of the proposed development, stating the new storage buildings would not disrupt their operations.

The property has a total appraised value of almost $2.68 million.
