The 280 Trumbull St. office tower in downtown Hartford has signed tenants to some 20,000 square feet of space in the building across from the XL Center and Hartford Stage.
CB Richard Ellis — N.E. Partners LP announced the leases:
• Connecticut Health Insurance Exchange leased 14,300 square feet on the 15th floor;
• RSCC/Marmon leased approximately 2,400 square feet and Boyle, Shaughnessy & Campo, P.C. for 1,700 square feet on the 23rd floor;
• And Soeder & Associates LLC took approximately 1,200 square feet on the 21st floor.
CBRE/New England represented landlord Grunberg Realty in each of the leases.
CLW Real Estate Services Group represented the Connecticut Health Insurance Exchange and Sentry Commercial represented RSCC/Marmon.

Apartments bring $5.4M sale price
Springfield investor Chestnut Realty Partners paid $5.4 million for the Mall Apartments, 94-unit building in Chicopee, Mass.
The sale price for the property at 68-91 Edbert St. works out to $57,446 per unit, or a capitalization rate of 7.5 percent, based on the building’s 2012 net operating income, realty authorities involved in the deal said.
Northeast Private Client Group represented the seller, Mall Apartments Trust, of Cape Cod, and the buyer in the Dec. 28 deal.
High occupancy and growing rents in western Massachusetts are driving strong demand for multifamily properties in the region, officials said.

Windsor site sold
Investor Greg Malloy acquired a 48,000-square-foot warehouse/distribution facility located at 500 Hayden Station Road in Windsor.
People’s United Bank sold the vacant property, which can be subdivided into 6,000-square-foot units.
Malloy reportedly intends to occupy the majority of the facility.
Sentry Commercial represented People’s United in the sale.

TRC coming to Rocky Hill
TRC Environmental Corp. leased 3,348 square feet at 101 Corporate Place in Rocky Hill as a satellite for the Lowell, Mass., firm’s engineering services, consulting and construction management operations.
TRC plans a February move-in.
Sentry Commercial represented landlord CATIC Financial Inc. in the lease.

Jasko’s N. Britain tenants
New York landlord Avner Krohn and his Jasko Development has leased space in three of his New Britain properties.
At Jasko Plaza, 450 South Main St., Divine Time Day Spa signed for 1,500 square feet, while Allstate Insurance took 1,200 square feet at 87 West Main St.
Barely a block away, at 93 West Main, Legal Cuts Barber Shop leased 900 square feet.
Amodio & Co. was tenant and landlord rep in all three deals.

Somers hair salon space
A 1,300-square-foot retail space in Somers Crossing at 95 South Road in Somers has been leased for a hair salon.
Sisters Jaclyn Fallon Rodriguez and Megan Fallon, operating as J.M. Carpedium LLC, leased space for their Cutting Loose Salon from landlord Somers Crossing LLC.
Connecticut Commercial Realty and Select Homes represented both parties in the lease.

Infini-Staff adds Enfield site
Milford’s Infini-Staff LLC leased 900 square feet at 90 Enfield St. for a fourth Connecticut office to house its professional staffing services.
The firm’s three other in-state offices are in Milford, New Britain and Waterbury.
