September home sales, prices down in New Haven County

Sales of single-family homes in New Haven County dipped slightly in September compared to the same month in 2016 but rose in Middlesex County and the rest of the state, according to figures released Thursday.

A total of 613 homes sold in New Haven County in September, down 2 percent from 625 in September 2016, according to Boston publisher The Warren Group. In Middlesex County, 171 homes sold, up nearly 6 percent from 162 in September 2016.

Across Connecticut, single-family home sales rose 3 percent, with 2,899 homes sold, compared to 2,815 a year ago.

For the first nine months of 2017, home sales were up 15 percent in Middlesex County, at 1,496 compared to 1,300 a year ago, and 5 percent in New Haven County, at 5,655 vs. 5,377.

September’s median home prices dropped slightly in both counties. New Haven County’s median was $215,000 compared to $218,000 in September 2016, while Middlesex County’s was $255,000, down from $259,950.

Median home prices through the first nine months of 2017 were slightly ahead of last year’s at $220,000 vs. $217,000 for New Haven County and $265,000 vs. $260,000 for Middlesex, while Connecticut’s remained flat, at $250,000 compared to $249,900 a year ago.

Condo sales, meanwhile, were up in both counties and statewide. A total of 181 condos sold in New Haven County in September, up from 154 in 2016, at a median price of $145,000 vs. $138,000 a year ago.

In Middlesex County, 39 condos sold, an increase from 35 in 2016, at a median price of $148,000, compared to $125,000 a year ago. Statewide, condo sales rose from 687 in September 2016 to 772 in the same month this year. The median price was $162,250 vs. $165,000 a year ago.
