Sept. area home sales jump 20%; prices stagnant

Greater Hartford’s home sales soared by more than 20 percent in September, while condo sales struggled during the month, new Realtor data shows.

Single-family home sales in the area last month totaled 551, up from 458 sold in Sept. 2018, the Greater Hartford Association of Realtors (GHAR) said Friday.

Median price for homes sold in September was up slightly from a year ago, to $242,000, GHAR said.

So far in 2019, year-over-year home sales have increased 3.1 percent to 5,050.

Meantime, condo sales fell 10.1 percent to 133 units from 148 a year ago, and their median price rose 7.3 percent, to $161,000, brokers said.

Year-to-date, condo sales have increased almost 1.7 percent and their median sale price rose 1.9 percent.

GHAR CEO Holly Callanan said a recent surge in pending sales is now being realized in closed sales, adding that buyers and sellers are enjoying “stable prices.”

Lawrence Yun, chief economist and senior vice president of research at the National Association of Realtors, in a statement agreed with Callanan’s bullish outlook.

“As expected, buyers are finding it hard to resist the current rates,” he said. “The desire to take advantage of these promising conditions is leading more buyers to the
market.”
