Second Newington center sale brings $630K

CORRECTION: An earlier version misidentified brokers for the buyer and seller.

A 5,880-square-foot retail building in Newington’s Market Square is the second structure in that downtown area to undergo a sale in recent months, brokers say.

Buyer Yang Properties LLC on Aug. 22 paid $630,000 for 122-138 Market Square, according to Bristol buyer’s broker Morrow Realty LLC.

Re/Max Precision Realty represented the seller Jane D. Amoruso.

The property has seven long-term tenants: Newington Yoga Center; GBS Brow Threading; JKN Hair Salon; Sand Dollar Laundromat; Sophia’s Breakfast and Lunch; Hair Again; and Groomers Pet Salon.

Deal Watch reported Amoruso’s Aug. 18 sale of neighboring 50 Market Square for $525,000 to BAJ Properties LLC.

Manchester HVAC’s buy

An affiliate of commercial-industrial heating-cooling-air conditioning-contractor Action Air Systems bought a 2,538-square-foot industrial building at 302 Adams St. in Manchester for $200,000, brokers say.

Melnick LLC bought the property at the corner of Adams and Hilliard streets to use as storage from SJD Property Management LLC. Action Air’s service center is at 131 Adams St.

Sentry Commercial was the sole broker in this transaction.

Sign Pro expansion

New Britain sign maker Sign Pro Inc. will be expanding into a newly constructed 30,000 square-foot facility on 2.8 acres at 60 Westfield Drive in Southington.

The sign design and installation company will relocate its operations from New Britain this fall.

TLD Ace’s $2M buy

Windsor aeroparts maker TLD Ace Corp. recently paid $2.05 million for a 58,000-square-foot warehouse-manufacturing facility next door to its existing operations on Bloomfield Avenue.

TLD Ace bought the facility on 6.08 acres at 770 Bloomfield Ave. from seller 24TR/Bloomfield LLC.

Yankee Clipper’s W. Locks space

Online used-book retailer Yankee Clipper Books has signed a new lease for 80,000 square feet at 295 Ella Grasso Turnpike, across from Bradley International Airport, in Windsor.

CB Richard Ellis represented Yankee; Colliers International the landlord.

Middletown area leases

MARC Community Resources Ltd. leased 2,650 square feet in Cromwell’s SCB Plaza at 199 Shunpike Road/Route 3.

H. Pearce Co. Rocky Hill represented landlord 199 Shunpike LLC and A&G Properties LLC. Trevor Davis Commercial Real Estate was MARC’s broker.

Solutions EAP leased 1,609 square feet at The Beeches at 816 Broad St./Route 5 in Middletown.

Pinpoint Commercial Real Estate represented landlord The Beeches LLC.

Solutions EAP provides services that include health and wellness programs, crisis intervention services and employee development.

Middletown’s school board leased 2,300 square feet for the school system’s Transition to Life Center at 909 Newfield St./Route 3 in Middletown.

L&M Labbadia is landlord.

The center provides students, ages 18-21, with opportunities to increase their awareness of their own skills in the areas of independent living, careers, community resources, and day-to-day academics.

Trevisan’s Suffield build

Trevisan USA LLC wasted little time between buying a nearly 4-acre Suffield parcel and starting construction of a 17,000-square-foot building on the site.

The East Granby-based U.S. arm of the Italian machine assembly, distributor and servicer Trevisan Macchine Utensili S.p.A. this summer bought the 3.94-acre tract at the corner of Austin and South streets for $260,000 from Marketing Research Park LLC.
