Renovations, hot residential market help double value of recently sold West Hartford rental properties

A roughly quarter-acre lot in West Hartford hosting two-family, three-family and single-family homes recently sold for $1 million.

Used as rentals, the buildings at 129 South Quaker Lane sold to an Old Greenwich-based LLC on July 3. The property fetched $510,000 when last sold in July 2019.

The principals of the buyer, Murray Hill 59975 LLC, are Thomas Kania and Joaquin Neira. The seller’s principal is Tiana Ramalanjaona, of Massapequa, New York.

The property at 129 South Quaker Lane hosts a 2,551-square-foot, two-family house; a 2,137-square-foot, three-family building; and a 1,048-square-foot, single-family house. All date back to 1920.

Horvath & Tremblay Vice President Tim Hines, who served as listing broker, said renovations by the seller helped him tap the rental market for young professionals in West Hartford. These updates, and continuing high rental demand, justified the value increase, he said.

“He put money to work,” Hines said. “Obviously, in a market like West Hartford, you can reap the benefits of the rental base and the market when you do it.”
