Reliable Tire Co. has paid $1.2 million to acquire its 40,000-square-foot tire warehouse in East Hartford, authorities say.
MGN East Hartford sold the property at 10 Eastern Park Road, near Route 5. Its neighbor is Iron Mountain.
Colliers International was the broker.
The Blackwood, N.J., tire wholesaler has occupied its East Hartford facility for about a decade and watched other New England tire distributors enter or expand into the central Connecticut market, said senior sales consultant Jim Nicolson.
Nicolson said Reliable was looking to either buy that facility next door to Iron Mountain or lease someplace else in central Connecticut.
Reliable has recently installed new warehousing equipment, including some 1,500 to 1,600 steel racks for storing tires, and automated order pickers. It also has expanded its box-truck delivery fleet to seven vehicles from four, he said.
The company employs 18 workers at the location, he said.

Manchester realty sale
A 12,100-square-foot Manchester building has sold for $350,000.
Mocmae LLC bought the building on a 1.2-acre lot at 85 Colonial Road from Madison Realty Capital LP to house its lawn care operation. It plans to renovate the property over the coming year, officials said.

Burns & McDonnell’s lease
Engineer-architect-builder Burns & McDonnell has signed a multi-year lease for 27,635 square feet it plans to use for a regional office in the newly built Campus at Greenhill in Wallingford.
Burns & McDonnell is the second tenant in the office building.
The firm took a 7 ½-year lease in the 305,000-square-foot building at 108 Leigus Road. The firm will move there in September.
The deal was brokered by Cushman & Wakefield of Hartford.Â
The owner is Workstage-Connecticut LLC. The developer of the building is Gale International.

Somerset Square renews
IStar Financial has renewed its lease for 13,043 square feet on the second floor of 180 Glastonbury Blvd. in Glastonbury’s Somerset Square.
IStar’s houses its loan servicing and asset management group — iStar Asset Services Inc. — in the building.
Goman+York Property Advisors represented iStar Financial in the lease.
R.M. Bradley represented owner Massachusetts Mutual Life Insurance Co.

St. Francis’ Simsbury lease
St. Francis Hospital and Medical Center is the first tenant in Simsbury’s Dorset Crossing commercial development on Hopmeadow Street.
Keystone Companies is the developer.
St. Francis is leasing about 10,000 square feet at Dorset Crossing, including a 3,800 square-foot urgent care facility. It is the hospital’s seventh in the region.
Lease terms weren’t disclosed.

Old Saybrook lease
S.H. Training Concepts Inc. leased 1,200 square feet in Old Saybrook for training private pilots on portable flight simulators.
The landlord is Mill Rock Leasing LLC.

In Vernon, Nano Tech LLC leased 2,000 square feet of industrial space at 40 Hockanum Blvd. for its Your Perfect Body Boot Camp
The Park at Hockanum Crossing LLC is the landlord.
At 1084 Hartford Turnpike in Vernon, Bogners leased 12,447 square feet from Avalon Development LLC. Unclear are Bogners intentions for the property.
In downtown New Britain, UTC Fire & Security Americas Corp. Inc. leased 1,288 square feet of office space in One Hartford Square from landlord Hartford Square Associates.
In Glastonbury, CT MGC LLC leased 1,578 square feet of offices at 120 Hebron Ave. from landlord SBU LLC.

A beauty salon owner has leased 857 square feet at 71 W. Main St. in Branford to expand her shop.
