Single-family home sales in New Haven County rose by more than 10 percent in April and prices were up compared to the previous year, mirroring a statewide trend, according to a new report.
The median single-family home price also rose slightly in Middlesex County, but home sales lagged behind the rest of the state, figures compiled by Boston publisher The Warren Group show.
Statewide, home sales rose nearly 8 percent in April, with 2,584 homes sold compared to 2,402 the previous year, according to the report. Meanwhile, the median single-family home price climbed by more than 6 percent to $250,000, compared to $235,000 a year ago.
“Single-family home prices across Connecticut have now increased for seven consecutive months on a year-over-year basis,” said Warren Group CEO Timothy Warren.
“Inventory is low and prices are rising as buyers face stiff competition for attractive homes.”
In New Haven County, 575 homes sold in April, up from 522 the previous year. The median single-family home price climbed 16 percent to $223,500, from $192,750 a year ago.
A total of 128 single-family homes sold in Middlesex County, down nearly 8 percent from 139 the previous April. The median sale price rose slightly, to $262,750, from $262,000 a year ago.
The condo market was even stronger in both counties. New Haven County condo sales rose 13 percent, with 190 sold compared to 168 a year ago. The median price rose nearly 18 percent to $149,500 from $127,025 in April 2017.
Middlesex County condo sales rose 12 percent, with 37 sold compared to 33 a year ago. The median price rose 10 percent to $129,000 from $117,000.
In contrast, Connecticut condo sales rose only 1 percent, with 667 sold compared to 659 a year ago. The median sale price dipped slightly to $164,000, down from $164,900 a year earlier.
