A Minnesota-based real estate investment firm has purchased a Darien medical office building for $11.65 million.
AEI Capital Corp. bought the 17,566-square-foot building at 1500 Boston Post Road. The firm plans to include the property in a Delaware Statutory Trust, a legal entity that allows investors to own fractional interests in commercial real estate, said Garrett Stephens, AEI Capital’s vice president of acquisitions.
“Transactions like this highlight the ongoing demand for stable, healthcare-oriented real estate and reinforce our conviction in the long-term fundamentals of the sector,” Stephens said.
The seller was AH-RE 1500 Post Road LLC, which is controlled by Christopher Smith, CEO of Westport-based Aspect Health, a real estate development, management and investment firm. Aspect Health acquired the building for $9.75 million in 2023.
The two-story building sits on 1.27 acres and was built in 1997. It is appraised at $9.54 million and assessed at $6.62 million.
