Prospective buyer plans medical office, fitness uses for former Simsbury school property

A prospective buyer of the former South Street School property in Simsbury plans to open a medical practice there while also attracting fitness and wellness-related tenants, according to a proposal filed with the town.

The applicant, Dr. Wynee Lou, is in the process of purchasing 507 Hopmeadow St., a property locally known as the South Street School. Lou intends to establish a medical practice at the site and said potential future uses could include fitness studios, aerial yoga and other wellness-oriented businesses, planning documents said.

The building has been owned since 1992 by 507 Hopmeadow Group, which is controlled by Susan Comer, who lists a Bloomfield business address, according to property and state records. The property has an appraised value of about $1.2 million.

Town planning documents state the property has struggled to maintain full occupancy since the school closed in the early 1970s and has recently had difficulty attracting office tenants.

To support the redevelopment plans, Lou has filed a zoning text amendment seeking to allow personal service uses — including yoga studios, health and fitness facilities, and exercise studios — in Simsbury’s Professional Office zone.

The proposal does not list a project cost or specific future tenants.

The project is scheduled to be discussed at the Planning Commission’s May 12 meeting.
