A prospective buyer is considering building a childcare center with capacity for about 220 children on a vacant 4.6-acre property in a Rocky Hill office park, according to plans submitted to the town.
Edgewater Holdings LLC is under contract to acquire the property at 110 Henkel Way from Corpridge Land Company LLC. Edgewater is controlled by Stephen J. Motto and Lisa Motto, who list an East Hampton business address, state records show.
Edgewater is seeking preliminary feedback from the Planning and Zoning Commission before submitting a formal application.
Conceptual plans call for a 12,000- to 13,000-square-foot building with outdoor play and learning areas. The center is expected to employ between 30 and 35 people.
The property is in an office park zoning district and has an appraised value of $560,000, town records show. Edgewater expects the project would require site plan and potentially special permit approvals.
The commission is scheduled to conduct a nonbinding pre-application review Wednesday.
